Including the general contractor, five different contractors have filed the liens against Tucson Hacienda Canyon Owner, LLC, which is listed as the property owner on the lien affidavits. All five liens were filed with the Pima County clerk’s office.
The Hacienda at the Canyon was built upon a 60-acre property, according to Tucson.com. Tucson has also housed another high-dollar project resulting in mechanics lien filings, as bus transportation service Mountain View Tours owes $1.1M in unpaid work as of June 2020 for a project at 9817 N Casa Grande Hwy.
5 Contractors Owed $5.1M on Tucson Senior Living Project
The five contractors are allegedly owed a total of $5,170,108.85 for work taking place at The Hacienda at the Canyon, which is located at 3900 N Sabino Canyon Rd, Tucson, AZ.
According to the lien affidavits, the largest lien was filed by the project’s general contractor in Kitchell Contractors, Inc. of Arizona against The Hacienda at the Canyon pursuant to Arizona statutes governing mechanics liens.
On June 2, 2020, the general contractor filed their lien valued at $3,535,675, which accounts for 68% of the total funds reportedly withheld from contractors on this job. This lien was amended from Kitchell Contractors, Inc. of Arizona’s original filing on April 28, 2020.
Kitchell Contractors, Inc. of Arizona is now facing four mechanics lien claims from subcontractors on the same project.
The four mechanics liens filed against Kitchell Contractors, Inc. of Arizona total $1,634,433.85.
A subcontractor based in Anaheim, CA filed the largest lien against Kitchell Contractors, Inc. of Arizona to date. On June 1, 2020, the contractor filed their lien valued at $765,530.31.
The second-largest lien against the project’s general contractor was filed by subcontractor Excel Mechanical, Inc. on June 19, 2020. According to the lien affidavit, Excel Mechanical is still owed $598,903.24.
Four days earlier on June 15th, Old Pueblo Stucco and Lath, LLC filed a lien valued at $213,811.13 against Kitchell Contractors, Inc. of Arizona.
To date, the smallest claim against the project’s general contractor came from Keystone Masonry, LLC, which filed their lien of $56,189.17 on July 21, 2020.
A Senior Facility Built on 60 Acres
As reported by Tucson.com, The Hacienda at the Canyon was built upon a 60-acre lot and includes 68 assisted living units and 40 memory care units.
Construction for independent living facilities at the complex also was underway as of February, which included 30 casitas and bungalows. According to Tuscon.com, the facility includes a total of 163 independent living units.
One tenant of The Hacienda at the Canyon told Tucson.com, “This is no nursing home. It’s like being on a cruise ship.”
Colorado Senior Living Facility Also Hit with Liens
In Colorado, a fellow senior living facility project also has caused non-payment troubles for contractors, as at least one subcontractor filed a lien for $1.45 million back in May of 2020.
Subcontractor United Builders Service filed the million-dollar lien against The Ridge Pinehurst, a senior living facility located outside of Denver, CO.
