As of June 2020, five mechanics lien claims were filed against a property owned by transportation service Mountain View Tours in Tucson, AZ, totaling $1.1M in unpaid construction work.

Including the general contractor, five different contractors have filed the liens, with the latest claim filed on June 26, 2020. According to the lien affidavits, each mechanics lien claim was recorded at the Pima County clerk’s office.

Property owner Mountain View Tours holds its headquarters in Oro Valley, Arizona. The company originally held its bus transportation service location at 6915 N Camino Martin, Tucson, before moving to their new location at 9817 N Casa Grande Hwy, located just under 5 miles north along Interstate 10.

According to Picor, the lot in which Mountain View Tours is constructing their new location is approximately 8.57 acres.

Five Contractors Owed $1.1M on Mountain View Tours Facility Project

The five contractors filed claims worth a total of $1,135,256.60 for work taking place at Mountain View Tours’ new location. According to the lien affidavits, the largest mechanics lien filed against Mountain View Tours is from general contractor Barker Contracting, Inc.

On June 23rd, Barker Construction filed a lien claiming they are still owed $650,140.40, which amounts for 57% of the total funds withheld from contractors on this project. Because Barker Construction’s non-payment from Mountain View Tours, the general contractor now is linked to three mechanics lien claims of their own from the same project. The three liens total $454,511.20 in combined construction debt against Barker Construction.

Subcontractor Steadfast Structures, Inc. filed the largest lien against Barker Construction, which was filed on May 28, 2020. According to the lien affidavit, Steadfast Structures, Inc. is still owed $261,310.

The second-largest lien filed against Barker Construction totaled $158,000 from Magnum Paving, which was recorded on May 18, 2020. Subcontractor Vulcan Materials, Co. filed a mechanics lien against Magnum Paving on June 17, 2020, which is valued at $30,605.

On June 26, 2020, Blanco Concrete, LLC also filed a lien against Barker Construction, as the subcontractor claims they are still owed $35,201.20.

Transportation Services Located on 8.5 Acres

As reported by Picor, the new property in which Mountain View Tours is construction their new tour bus facility is located on an 8.57-acre lot. Directly to the left of Mountain View Tours’ lot is nearly 6 acres of undeveloped land, reportedly worth $975,000 according to Picor.

Picor’s map shows that a John Deere retailer is planned to be developed adjacent to the Mountain View Tours facility.

The property is Interstate 10 frontage, and across the interstate from the Tucson Premium Outlets, which includes an Old Navy, a Nike Factory Store, and other retail space.

Construction Growth in Tucson

Amid the coronavirus pandemic, construction is on the rise in Tucson. According to the Arizona Daily Star, several apartments and hotel projects are still running smoothly, even as the COVID-19 outbreak continues to cause more fatalities in Arizona.

The Arizona Daily Star reports that the recent spike in construction happening near downtown Tucson “will bring hundreds of hotel rooms and apartment units to the area” once the projects are completed.

One such project is a 199-room, six-story hotel owned by Fayth Hospitality, which will house both a Hampton Inn and a Home2 Suites. The Arizona Daily Star also reports that a 170-room DoubleTree by Hilton project is underway in Tucson as of July 2020.
