日前，北京市出台了《关于做好不动产信托财产登记工作的通知（试行）》（京金发〔2024〕337号，以下简称《通知》）。《通知》的落地，对于整个信托行业而言都堪称一件振奋人心的快事。《中华人民共和国信托法》（以下简称《信托法》）公布20余年来，信托财产登记制度的缺失一直被认为是影响信托业发展的重要因素之一。近年来，笔者团队曾参与部分地区信托财产登记制度的立法推进工作，但因种种原因均未能落地，本次北京的先试先行，可谓信托业发展道路的破冰之举，其产生的示范效应与宝贵经验，将有助于其他地区乃至全国统一的信托财产登记制度的建立。
